Affordable Rental Housing
New Beginnings began building affordable housing in 2004 as a commitment to solving people being without
homes in Hutchinson. Fair market rents were being charged for sub-standard housing which contributed to
the growing numbers of families and individuals that became homeless. The first housing complex we built
was Walnut Court Apartments. It was built on a campus that housed permanent affordable apartments with
transitional apartments and linked by commons areas and the on site job training programs.

A community consisting of 24 two bedroom apartments with 1,000 square feet of living space. Each unit
offers a private entrance, electric range/self cleaning oven and microwave, frost-free refrigerator, built-in
dishwasher, garbage disposal, washer and dryer, central heat and air conditioning, bathtub with shower
and ample cupboard and closet space.

Monthly rent is $280 or $320 a month. To qualify as a tenant, your anticipate gross household income
cannot exceed the Kansas Housing Resources Corporation maximum income limits for the Low Income
Housing Tax Credit Program. Water, trash and sewer utilities, snow removal and lawn care services are
provided.

Additional facilities within the complex offer congregate community room, computer lab, patio area with
adjoining playground, activity room, exercise equipment, and tornado shelter and safe room. A tenant
association offers a forum for tenants to discuss concerns, issues, and safety. It allows tenants to get to
know their neighbors, and offers opportunity to discuss ideas to enhance the property and its amenities,
and collaborate and plan apartment community activities.

These nine 3 bedroom, 2 bath homes are the newest affordable addition to Hutchinson,
Kansas' west side. The single family homes  feature the following: modern energy efficient
construction, electric range with micro-wave and self cleaning oven; frost -free refrigerator;
built in dishwasher; garbage disposal; automatic washer and dryer; central heat and air
conditioning; to full bathrooms; combination windows with blinds; lawn with landscaping
and sprinklers; and attached two-car garage with automatic door opener. Each home is
designed to meet or exceed ADA and KHRC handicap accessibility requirements with one
home designed to fully meet the needs of wheel chair bound tenants. These homes rent
for $395 and $445 depending on total household income.

Leasing families will be given the first option to purchase their homes at the end of the
fifteen year tax credit compliance period. New Beginnings will offer home maintenance and
credit counseling instruction to prepare the families for eventual homeownership.
   Tierra Verde Apartments      .

New Beginnings will begin to offer additional transitional housing at Fox Run in the Spring of 2008. As we have
done in the past we will offer affordable housing units in combination with transitional housing units. Tierra Verde
will consist of 28 two bedroom units. Each apartment will have electric range & self cleaning oven, frost free
refrigerator, built in dishwasher , garbage disposal, microwave, washer/dryer and its own balcony/deck. The complex
will offer a computer lab with free high speed Internet access, community room and fitness room, outdoor
uncovered seating/benches, bike rack, green area, picnic tables with barbecue grills, camera/security system, fire
sprinkler system. These apartments will rent for $360 per month.

This is a first of its kind project in this area as it will be built with
green building technology and materials. At  
Tierra Verde Apartments we will be utilizing geothermal heating and cooling, solar hot water, energy star
appliances, cfl lighting, low voc paints and finishes, and blown cellulose insulation.This will help reduce energy costs
to the tenant and to New Beginnings allowing more income directed towards stability and sustainability as well as
healthier living and stewardship of natural resources.
